The Score and Its Limits
Walk Score, and the various imitators that have emerged since, does something genuinely useful: it tells you, in a single number, how many services and amenities are within a walkable radius of an address. A score of 90+ means you can run most of your daily errands on foot. A score of 30 means you'll need a car for almost everything.
This is real information. It predicts commute patterns, car costs, and certain health outcomes. Studies have found that residents of high-Walk-Score neighborhoods walk significantly more per day than those in low-score areas.
But the score is a sum of distances to points of interest. It knows nothing about the quality of the walk.
What the Score Doesn't Measure
The Walk Score doesn't know whether the sidewalk is safe to use. It doesn't know whether the blocks feel pleasant or oppressive, whether there's shade in summer, whether the crosswalks have adequate signal timing. It doesn't know whether you'll feel comfortable walking at 9pm.
These things vary enormously between neighborhoods with similar scores. A neighborhood in a dense, compact city might have a score of 85 and feel like a pleasure to move through — wide sidewalks, interesting storefronts, trees, the ambient energy of people living their lives. Another neighborhood might have a score of 83 and feel uncomfortable, underlit, and hostile to pedestrians despite technical proximity to amenities.
The Infrastructure Details
For buyers who care about walkability in a real and not merely statistical sense, the details worth investigating:
Crosswalk timing. Stand at the corner. How long do you wait? Are there pedestrian countdowns? Are the walk signals clearly visible?
Sidewalk continuity. In many American cities and suburbs, the sidewalk simply ends in places. You're forced into a parking lot or a gravel shoulder. Track this.
Shade and tree cover. A summer walk in direct sun through exposed asphalt is a different experience from the same distance under a mature tree canopy. This is not trivial — it's a temperature difference of 10 to 20 degrees, and it shapes whether or not you actually walk.
The mental texture. Is the walk visually interesting? Are there things to look at — small details, gardens, display windows, public art — that make the distance feel shorter? Urban designers call this active frontage. It matters.
The Errand Test
The most practical test of walkability is simple: park the car, walk to a grocery store, buy what you'd buy in a typical week, and walk home. Do this in the rain if you can.
Nothing else tells you as accurately whether the walkability score is translating into a genuinely walkable life.
